The designated town planning zone is predominantly Γ3 (agricultural) but due to its proximity to other private schools, and Athletic grounds, it can be applied for permit by exemption for any special project due to its size. Town planing has already given the green light for an applicant for construction of a private school.

Technicals:

91% (60870m2)  of the land falls into the Γ3 Zone, which is Agricultural zone,  10% building co-efficient, 10% cover co-efficient, 2 floors maximum.

The other 9% (6020m2) is Z1 Zone, nature protection zone with 5% building co-efficient and 1% cover co-efficient.

The nature protection zone plus another 11% (total of 20%) of the Γ3 is the minimum that will be set as a requested from the authorities to be designated as a "Green Area" - a practice which is a requirement for receiving any Town Planning permit for large than 2000m2 parcels of land.
